Prioritet je bila pre svega dugogodišnja želja da se iskoristi prostor bliže terenu, čime bi kapacitet bio preko 61.000 mesta.

Procenjeno je da će investicija koštati preko 70.000.000 evra (60.000.000 funti) i da će klub sam isfinansirati ceo projekat. Prethodno im je za rekostrukciju glavne tribine pred sezonu 2016-16 bio potreban kredit od blizu 130.000.000 evra (110.000.000 funti).

U toku je izgradnja i trening kompleksa u Kirkbiju, što će koštati blizu 60.000.000 evra. Za proširenje će biti potrebna saglasnost lokalne samouprave, biznismena i udruženja.
